What’s the difference between Flat-Pack, Expandable Container, and Detachable Houses?

Container houses may look simple and almost identical to you at first glance. But that impression usually comes from not knowing the real differences between flat-pack, expandable and detachable houses. And this confusion can result in bigger mistakes (shipping delays, unexpected costs) or even ending up with a design that doesn’t work for your lifestyle.

Flat-pack houses ship as kits of frames and panels you bolt together. Expandable houses arrive as a single folded box that unfolds into full rooms in less time. Detachable houses disassemble into individual parts for the most compact transport and easy bolt-up assembly.

In this article, you’ll see exactly how each type is built, shipped or set up and which one makes the most sense depending on your project.

What each type means

➜ Flat-pack container houses ship as separate panels and floor/roof sections, and are assembled into a rigid box on site. A flat-pack container house comes in pieces packed flat. In the factory its roof and floor frames are welded into solid units. All side walls, doors, windows and fittings come bundled for transport. On-site, crews assemble the welded roof and floor first, then attach the wall panels and columns. This keeps the shipping volume low (a 6×2.4m flat-pack module can load 6–8 units in a 40-ft container) and a strong weatherproof shell. The downside is that a crane or forklift is usually needed to lift the welded roof/floor frame into place.

➜ Expandable (folding) container houses arrive as one box and then unfold outwards on-site to multiply the interior space. An expandable container house (sometimes called foldable or bi-fold container) ships as a single complete unit. At the factory it is built like a mini-house, and on site it “unfolds” using hinged walls and floors. The folds and hinges are pre-installed, so assembly is very fast with a small crew. Once unfolded, an expandable house forms continuous, full rooms. 

➜ Detachable container houses ship as disassembled frames (columns, beams, panels) and bolt together on site. A detachable container house breaks down completely for shipping. Its steel frame is entirely un-welded. This lets many more units fit in one shipment (for example, a 6×3m detachable unit can pack 17 per 40-ft container). On site, builders use bolts and screws to reassemble the structure. It’s like building a cabin from bolts: with basic tools and a few people, a unit goes up in a few hours. There’s no welding or heavy lifting required. Once bolted, the house is structurally similar to a flat-pack unit but it depends entirely on well-tightened connections for strength and sealing.

Structure and waterproofing

Each house type uses different joints and seals, which affects durability and leak resistance. 

  1. Flat-pack houses have the most rigid, weather-tight construction. Their top and bottom frames are factory-welded and wall panels bolt to those sturdy frames. Many designs include built-in roof gutters or drainage channels at the corners. Because of their welded frame, flat-packs generally handle rain and wind better than other types. 
  2. Expandable (folding) houses hinge their walls and floors open. The frames use thick hinges or pivot points between sections. To keep water out, expandables rely on rubber gaskets and seals at each joint, plus smart drainage at the fold lines. Designers often build channels or gutter pieces into the floor edges and corners so rainwater is guided away when the unit is unfolded. In practice, a well-built expandable will be very leak-resistant but it does require precise assembly of the seals. 
  3. Detachable houses are assembled by bolting pieces together, so the structural joints are literally the seams between components. Each column-to-beam or panel-to-beam bolt joint is a potential leak point. If not carefully sealed, rain can seep at the bolts. However, their performance still depends on proper on-site work. Because they use bolts everywhere, detachable frames are slightly less stiff than welded frames. 

Shipping and setup

How these houses ship and go up on site is a major practical difference. 

➜ Flat-pack units require more shipping space than bolt-apart versions, but less than a full single-box home. A standard 6×3m flat-pack uses about 6–8 times the volume of a 40-ft container, since its floor and roof frames are already built. On delivery, workers assemble it like a kit: place the welded base frame, bolt up columns, attach walls, then put on the top frame. A crane or forklift is usually needed at least to lift and hold the frame sections.

➜ Expandable container houses ship as nearly complete units, so they take much more space per module. Only about 2 units fit per 40-ft trailer, because each folded house is basically a container-sized box. For example: a Glamni 30-ft expandable model weighs ~3.8 tonnes and collapses to about 2.2 m wide, but still occupies a full truck bed. Once on site, setup is very fast: workers first unlock and lower the fold-out floors. Then swing out the side and end walls. Often a small crane or built-in jacks are used to raise and secure the extensions.

➜ Detachable houses pack most efficiently for shipping. Because every part is disassembled, a 40-ft container can hold about 17 modules.In other words a 64% can load higher than a flat-pack. This is a huge savings on transport. Unpacking is also straightforward: crews lay out all the pieces (floor panels, wall panels, roof panels, steel beams and columns) and simply bolt them together. No lifting equipment is strictly required, since even the roof frames can be carried by hand or built in smaller sections.Also, these houses can assemble in 2–3 hours. Because it uses only bolts and screws, detached-style houses can be set up with nothing more than a socket wrench.

Space and layout

The interior size and flexibility differ by type. 

  1. Flat-pack container houses start as an empty shell whose walls and openings you can configure on site. Sometimes, designers add windows, doors or partition walls as needed. Multiple flat-pack modules can connect side-by-side or stack vertically to create larger buildings. In fact, their uniform 6m lengths and welded frames make them easy to line up. (Shipping-container homes are often praised for modular stacking, and flat-packs follow the same principle.) 

 

Because you are assembling panels, there’s freedom to choose room sizes. For example, you could join four 6m modules into a large meeting hall, or split one into two smaller offices. Essentially, flat-packs give a blank canvas in a standard rectangle shape, so custom layouts and future expansion are straightforward.

  1. Expandable houses have a fixed layout once opened. Each unit generally becomes one or two large rooms and these bays are predetermined by the fold points. For example: a typical 20ft expandable might have one central section and two side wings. 

 

Many manufacturers furnish expandables with a ready-made interior. Because of this, you don’t usually change the floor plan of an expandable on site. As it arrives with its layout built in. You get all amenities built into the frame (plumbing for the bath, electrical outlets, even furniture sometimes) so the space is fully usable immediately. The trade-off is that if your space needs change, you can’t shrink or reconfigure an expandable house easily.

  1. Detachable houses typically come in standard grid sizes (often 3 m or 6 m wide spans by modules). Once assembled, each module is a simple room (or two-room unit) whose dimensions are set by the steel frame. These units are very practical for short-term housing. 

 

In a layout, you simply lay out multiple bolt-up units in rows or columns. For example: a cluster of detachable cabins might form a barracks block by placing 10 units side-by-side. They are less “open” than expandables (they usually have interior walls on-site rather than folding out), but they are flexible enough to make dorm-style layouts quickly. Because each detachable room is self-contained, the layout tends to be as simple hotel rooms rather than a custom floor plan.

Pros and cons

Flat-pack container house: 

  • Pros: Efficient transport (fit ~6–8 per 40′ container); very rigid welded frame and roof for heavy loads; superior waterproofing and durability; easily stacked or combined for custom layouts. 
  • Cons: More on-site work (panels to install); typically requires a crane/forklift and a crew to lift the frame; higher initial cost for pre-welding; long factory build time.

 

 

Expandable (folding) container house: 

  • Pros: Fastest deployment like one unit opens to full size in under an hour; comes mostly finished (integrated furniture/bathroom options) so interiors are ready; flexible modern interior designs. 
  • Cons: Hinges and seals are complex, so maintenance on joints/gaskets is needed; fixed room configuration (cannot change layout without major work); needs clear space on each side to unfold; generally only 2–3 modules on site (hard to join modules end-to-end).

 

Detachable container house: 

  • Pros: Maximally compact shipping (∼17 units per 40′ container); quick assembly by hand tools only (no heavy equipment needed); very easy to relocate multiple times; custom width by adding module pairs. 
  • Cons: Lighter structure that relies on bolt tightness, so can flex more; each joint is a potential leak unless well-sealed; usually less insulation and soundproofing by default; limited finishes (often just basic walls/floors); usually limited stacking height.

Quick decision guide

Need same-day use with built-in interior? Your go-to choice will be an expandable container house. It arrives ready to unfold with plumbing and fixtures already inside, so it’s essentially move-in ready.

Need to stack modules or customize a layout for long-term housing? You can easily go with a flat-pack container house. Its welded frame and panel system support adding multiple units (even multi-story) and lots of windows or doors.
